    We look at the condition, the location and local demand, then tell you honestly whether the property suits the way we work.

    We agree the terms

    Rent, length of lease, the standard the property will be held to and who is responsible for what — all set out in writing before anything is signed.

    Any works needed to bring the property up to standard are agreed up front and carried out by our own team of trades people.

    The lease starts and you get paid

    We take over the tenancy and your rent is paid on the agreed date each month, for the length of the contract.

    Common questions

    What landlords usually ask us

    Who is my tenant — DevelopRent or the person living there?

    DevelopRent Properties. You grant the lease to us as a company, and we are the party responsible to you for the rent and for the condition of the property for the term of the agreement. The people living in the property are our occupiers, not your tenants.

    What happens if the property is empty?

    Under a corporate let your rent is governed by the lease with us rather than by whether somebody is living there at the time. Finding occupiers and covering the gaps between them is our job, not yours. The precise terms are set out in the agreement you sign.

    Do I still need a gas safety certificate, an EPC and an EICR?

    As the owner you keep the duties that come with owning the building: an annual gas safety check by a Gas Safe registered engineer, an electrical installation condition report at least every five years, a valid EPC that meets the minimum energy efficiency standard in force, and working smoke and carbon monoxide alarms. We agree in writing who arranges and pays for each of these before you sign, and we keep track of when they fall due.

    How long are your leases?

    We take long-term contracts — measured in years rather than months. The model only works when both sides can plan, which is what allows us to invest in the property and commit to a rent. The exact term is agreed with you before anything is signed.

    Have the new rental rules changed anything?

    Assured shorthold tenancies and Section 21 notices came to an end in England on 1 May 2026, and most private tenancies are now periodic assured tenancies. A corporate let sits between you and the occupier, and the tenancy management side is ours to handle. We will talk you through exactly how the current rules apply to your property.

    Is my property suitable?

    We look at every property on its own merits — condition, location, layout and local demand all matter. Not every property suits the way we work, and if yours does not we will tell you at the assessment stage rather than string you along.
