Kitchens and bathrooms do more to a rental valuation, and more to how quickly a property lets, than almost anything else in it. They also take the most punishment between tenancies, which is why we specify them differently to how we would for an owner-occupier — hard-wearing worktops and flooring, fixtures that are easy to source replacement parts for, and a layout that makes the most of the space without extending it further than the numbers justify.
We scope and price the work before anything is ordered, coordinate the plumbers, electricians, tilers and gas engineers it needs, and check the finished room against building regulations and any planning conditions that apply — particularly where a bathroom is being added rather than replaced.
As with everything we do to a property, the aim is straightforward: a room that survives repeated tenancies, supports the rent we believe the property can achieve, and does not need major work again for years rather than months.
