  • Do you only source properties that are already listed for sale?
    No - a lot of what we bring to clients is off-market: leads from agents, auctions and landlords we already know, found before a listing goes up publicly. We still cover the open market too, but the off-market side is where a lot of the better deals come from.
  • What counts as a good fit for my brief?
    Budget, target area, and whether you want income now or growth over time. We match properties against those three things specifically, rather than sending across anything in the right price bracket.
  • Will you tell me if a property doesn't stack up?
    Yes, before you view it if we can see that from the numbers, and definitely before you make an offer. We would rather lose an introduction fee than let a client buy something that doesn't work.
  • What do I see before I commit to a property?
    A written breakdown: purchase price, the works it needs, and a rent we believe is realistic for that street, with the assumptions shown rather than a single headline figure.
  • Do you cover areas outside London and Birmingham?
    Our focus is London & the South and Birmingham & Central England - if a property is outside those areas we'll say so rather than stretch the brief to make a sale.
